A price difference helps only after the work matches.

Before you sign: six checks
  • Get three written quotes, and do not pick the lowest on price alone.
  • Hire a licensed, insured contractor. Your state or local building department says which licence the work needs; ask for current insurance certificates.
  • Get a written contract with the contractor’s name, address and licence number, start and finish dates, the payment schedule and who gets the permits.
  • Do not pay it all up front: tie payments to finished stages, never pay in cash or by wire transfer, and make the last payment when the work is done. Some states limit the down payment.
  • If you sign at home, you have three business days to cancel, and the contract should say so in writing.
  • Be wary of a contractor who knocks on your door, pushes you to decide now, or asks you to get the permits yourself.

Check what each quote includes

Leave anything unclear as “Ask.” Choose “Extra” to add a separately priced item to that quote’s budget. Do not also put it in the general left-out costs below.

Materials

Tile and surfaces

Square feet of floor and wall tile, who supplies the tile, the allowance per square foot if you choose it later, grout, trim and edges.

Fixtures and vanity

Toilet, vanity and top, sink, faucets, tub or shower door, mirror and accessories: supplied by you or the contractor, with the model or allowance for each.

Labor

Plumbing

Do the fixtures stay where they are? Ask for the shower valve, drains and supply lines by name, and a separate price for moving any of them.

Shower and waterproofing

The waterproofing system for the shower walls and floor, the pan or tray, and a flood test before tile goes on.

Electrical and ventilation

Lights, GFCI outlets, the exhaust fan ducted outside, and any heated floor, with the new circuits they need.

Walls, ceiling and paint

Drywall or backer board repairs, primer and paint, trim and the door.

Equipment, access and disposal

Demolition and disposal

What comes out (tile, tub, vanity, drywall), who hauls it away, and how damage found behind the walls is priced and approved.

Permits, schedule and payment

Who pulls the permit, how long the bathroom is out of use, and payments tied to finished stages, not dates.

Before asking for a price

Keep the floor and shower-wall areas, the fixture list (vanity, toilet, tub or shower, faucets, fan) and any layout change with each quote. Moving a toilet, drain or shower valve makes it a different plumbing job.

Reading the totals

Compare the same fixture list, the same tile area and the same layout. A low allowance makes a quote look cheaper: ask what each allowance actually buys.

The budget adds the quoted price, separately priced Extra items, other costs left out and any tax not already included. Your chosen reserve is added to that subtotal. Treat every “Ask” row as work that is not yet confirmed as included. Get the answer in writing before comparing totals.
