Drywall measurement, materials & finish scope
Keep a sheet-area allowance separate from the actual hanging layout and the finishing work in the quote.
Net area divided by sheet area is an allowance, not a cut schedule. Openings can remove area without saving a whole sheet, and a leftover strip may not fit the next wall.
Measure walls and ceilings separately
For a room, wall area is perimeter times height. Add ceiling area only when included. Record openings, slopes and changes of height rather than using floor area as wall area.
Check sheets against the framing
Choose sheet dimensions and layers from the accepted assembly. Decide orientation and joint locations with the installer. Keep the area allowance until the hanging layout confirms purchase quantities.
Finish from real measurements
Tape follows joint lengths. Compound follows the selected product’s coverage. Fasteners follow the specified layout. Corner bead needs its own measured corner length and stock-piece coverage.
Name the finish in the quote
Agree on the intended visible finish, texture and who primes and paints it. Separate installation from repairs, concealed damage and texture matching. Do not infer fire, moisture or sound approval from sheet count.

Example: a 12 × 10 ft room with 8 ft walls and no openings. Walls only, one layer and a chosen 10% allowance.
This example gives 13 drywall sheets by area.
- Surface area: 352 sq ft
- ceil(352 × (1 + 10/100) ÷ 32) = 13
- Single-layer sheet allowance × 1 layers = 13 sheets.
