Hardwood flooring installation cost, itemized

A 12 × 10 ft floor in Bruce Natural Select red oak solid hardwood, 3/4 × 2-1/4 in, prefinished takes $671 in boards at today’s store price, and each day one floor installer works adds about $568 to the price, overhead and profit included (U.S. median wage). These boards come prefinished, so no sanding or finish coats follow the laying. Enter your floor, your city and the installer’s time, or type a quote to see how many hours of work it pays for.

Your solid oak floor at today’s prices

Each figure says where it comes from: the flooring at a store’s posted price, the installer’s time at what a floor installer costs an employer where you live, and the share of the price flooring contractors spend on overhead and keep as profit. The time and the overhead share are yours to change.

Filled in as an example: a 12 × 10 ft floor (120 sq ft) in Bruce Natural Select red oak solid hardwood, 3/4 × 2-1/4 in, prefinished from Floor & Decor, installer’s time not yet typed. Type over any of it with your own floor, flooring and installer’s figures.

Moisture retarder: under the boardsNot pricedBruce’s instructions call for one over a wood subfloor before the boards are nailed, its seams overlapped at least 4 in: 15 lb or 30 lb felt and most asphalt-saturated papers qualify. No store price is held for it here, so it is named, not priced.

Materials at today’s prices$671$5.59 a sq ft of floor. Not yet the job’s price: the labor and the floor installer’s overhead and profit come in when you type the floor installer’s time. Not priced, so not in this total: moisture retarder. Not counted: taking up and hauling away the old floor, repairing or adding to the subfloor (over concrete, a wood subfloor goes down first), the nails or cleats, thresholds, baseboard or quarter round, moving furniture, sales tax and delivery.

What an hour costs: no flooring maker or public body publishes how long a floor takes to lay, so the estimate counts the time you type and no other. Carpenters in the U.S. earn a median $29.12 an hour (BLS, May 2025). Benefits make up 30.5% of what construction employers spend an hour on pay and benefits (all trades, BLS, June 2026), so an hour of a floor installer at that wage costs an employer about $42, and an 8-hour day about $335.

What moves the price

  • Prefinished or unfinished. Prefinished boards like these are coated at the factory and can be walked on once laid. Unfinished boards are sanded and coated after they are laid, which adds days of work and the finish itself.
  • The subfloor. Bruce’s instructions ask for a clean, dry, sound wood subfloor, flat within 3/16 in over 10 ft. Over concrete a wood subfloor has to go down first, and solid boards are not laid below ground level or in full bathrooms.
  • Moisture and waiting. Bruce asks the installer to measure the moisture of both the subfloor and the boards and to let the boards adjust until the two are close, with the house kept at 60 to 80°F and 30 to 50% humidity for 14 days before and during the work.
  • Taking up the old floor and hauling it away, which this estimate leaves out.
  • The layout. A diagonal floor takes Bruce’s 10% extra instead of 5%, and more cuts; stairs and many doorways take more time again.

Whose wage this is

The installer’s wage is the one BLS publishes for carpenters, whose work as BLS defines it includes laying hardwood floors; the floor layers BLS counts apart leave wood floors out. The estimate takes the median for your area and raises it to what an hour costs the employer.

What owners paid

When owners hired someone for flooring, carpet, paneling or ceiling tile work in about 2021–2023, the middle half paid $2,000 to $7,000 and the typical job cost $4,000 (Census Bureau). That survey counts every floor covering and room size together, so use it as a check on a whole project, not as the price of a hardwood floor: flooring costs by metro.

Before you compare quotes

Ask every installer to price the same floor, in writing: the boards and who buys them, the size of the rooms, the old floor’s removal, the subfloor work and what goes under the boards, the sanding, stain and coats of finish, and the baseboard. Then put the quotes side by side in the hardwood quote worksheet, or keep every price for the project in a budget worksheet.
